DESCRIPTION

Due to a change in farming policy this well maintained productive block of land has unexpectedly come available.
The land is available to let on a 12 month grazing Licence from the 1st April 2020. The land is available as a whole, details of the fields are shown in the schedules overleaf. A copy of the Grazing Licence is available for inspection at the Agent’s office.

COMMON—CRACOE IN FELL
Cracoe In Fell extends to 184.4ha (455.68 acres) of enclosed fell. The letting includes 52 gaits which entitles the grazier to turn out 78 sheep from 1st May to 28th February. There is an annual subscription for maintaining the fell wall between Cracoe In Fell and Cracoe Out Fell, and the Owner will continue to make this payment. The Owner will attend any meetings called by the commons committee and will remain responsible for any capital contributions required. If exercising the rights, the Grazier will be required to cooperate and participate in gathers of the common and the associated sorting and dealing with strays. All stock turned on the common must be routinely dipped and free of lice or scab.
BASIC PAYMENT SCHEME
The Licensor has registered the land for the purposes of the Basic Payment Scheme and will retain the payment in full. The Grazier will be required to comply with cross compliance regulations including livestock movement licensing. The Grazier will need to obtain a Temporary Land Association or temporary CPH Number and indemnify the land owner for any breaches.
STEWARDSHIP
The plans and schedule provide details of the Stewardship options currently affecting each parcel of land. The management prescriptions are set out overleaf. The Grazier will be required to comply with the terms of the Stewardship and the Owner will retain the payment in full.
WALLING & REPAIRS
The Occupier will continue to maintain the walls, spray the thistles and catch the moles on the land throughout the licence. If through misuse of the land the Grazier increases these acts of maintenance, the responsibility will revert to the Grazier.
WATER SUPPLY
Field 7520 has a natural spring which to the Occupiers certain knowledge has never run dry. Field 5037 has a spring fed trough and a number of natural springs, but these did run dry in the 2018 drought.
HANDLING FACILITIES
The land is served by a set of handling facilities which serve for loading and sorting both sheep and cattle.
ASSIGNMENT & SUB-LETTING
Assignment, subletting and agistment will all be prohibited under the terms of the licence.
