The site comprised 1.3 ha of pasture land. The land was recently purchased by the owner, and was totally undeveloped with no buildings upon it. The owner required private stabling and facilities for a number of horses.
The planning permission significantly enhances the value of the site. The land owner now has a valuable facility that on re-sale would be attractive to a local person requiring stabling.
