Brief: To advise on the redevelopment opportunities of a small portal framed agricultural building.

Outcome: Full planning permission has been achieved for a new unrestricted detached bungalow to replace the portal framed building.
Legislation changes have made it easier to gain permission to convert agricultural buildings to dwellings. In some cases, planning permission is not required and work can be carried out under Permitted Development rights. WBW advised the land owner on the process and gained confirmation from the Planning Authority that the building could be converted to a dwelling.
Once it had been conclusively established the building could be converted, WBW submitted a further application to remove the portal frame building and erect a replacement new house. Although the location was isolated, WBW argued that in landscape terms a sensitively designed new build dwelling of traditional construction would be preferable. The reasoning was accepted by the Council and full planning permission has been given.
