The land is situated below the B6165 opposite East Head House at Low Laithe some 2 miles south east of Pateley Bridge. From Harrogate follow the A61 towards Ripon. At the second roundabout take the B6165 towards Pateley Bridge. Soon after passing through hamlet of Low Laithe, you will see our for sale sign on the left hand side of the road.
Extending to 9.59 acres ( 3.88 hectares) as shown edged red on the plan overleaf the land is well fenced from the river and provides a handy block of sound sheltered pasture, benefiting from a natural water supply and frontage to the B6165.
Lot 2 - SOLD STC
Extending to 2.70 acres (1.09 hectares) in total shown edged blue on the plan overleaf, Lot 2 comprises a shelterbelt of mature deciduous trees fronting the river together with half the river bed. The lot is offered with the benefit of 365 yards of valuable fishing rights on the River Nidd. The fishing rights are currently let to the Nidderdale Angling Club until 29th February 2008.
The land is offered for sale freehold and vacant possession will be given on completion, though the fishing rights will not be available until 1st March 2008.
In the event that Lot 2 is sold separately from Lot 1 a vehicular right of way for maintenance only will be reserved along the old boundary line shown on the plan from the existing gateway on the B6165.
Wayleaves , Easements & Rights of Way
There is a public footpath crossing the land. There is an overhead electricity line crossing Lot 1. We are not aware of any other rights, public or private, affecting the land.
